If you own a condo in Yacht Cove, somebody lives under your floor. That one fact shapes how we clean there.
Yacht Cove is the gated condo community near the Lake Murray dam, with a Columbia mailing address and roughly 400 units built between 1970 and 1985. Some are villa flats facing the Lake Murray Marina. Others are townhouse-style with stairs. Plenty belong to people who keep a boat in the slips and come out on weekends, and a fair number get rented.
Water and the downstairs neighbor
The classic carpet-cleaning disaster in a stacked building is overwetting. A truck-mounted steam unit pumps a lot of water into the carpet, some of it gets past the pad, and the neighbor below finds a stain on their ceiling a week later. In buildings this age, with older subfloors, that risk is real.
We put down a small amount of carbonated solution, let the fizz lift the dirt, and pull it back up. Very little moisture stays in the backing, and rooms are usually dry by the time we've packed up. In a stacked building, that's the part that matters most.
It also means no hose running from a truck across the parking lot and up the stairwell, which HOAs tend to appreciate.
What we see in Yacht Cove units
Wet feet, mostly. People walk in from the boat, from the pool by the clubhouse, from the dock, and the carpet between the door and the bathroom takes it. Sunscreen and lake water leave a dull, slightly sticky film that a vacuum won't touch. A pre-treatment breaks that down before the main clean.
Rental units get a different problem: wine, coffee, and the occasional pet that wasn't supposed to be there. For a turnover between guests, the pet odor and stain treatment is the one owners ask about most. It reaches the pad, which is where a hidden accident keeps smelling.
One honest note. If your unit still has the original carpet from the 1980s, we can make it cleaner, but we can't make it new, and we'll tell you that up front during the walk-through. Your technician looks at every room with you and gives you the price before starting.
Plenty of these units have tile in the entry and kitchen too. Adding tile and grout to the visit is easy; the buffer we use pulls the gray out of the lines.

Owners who live somewhere else can have a property manager or a neighbor with a key let us in. Call 803-310-3848. If you'd sooner skip the phone, the online scheduler has a notes box for the gate and building details.
