Tile & Grout Cleaning in Chapin, SC

Mop water settles in the grout and dries there, year after year. Our machine buffer scrubs the tile face and works down into the lines to lift that gray buildup out, with no acids and no flooded floor.

The safe way to clean

When it comes to cleaning, no one is more natural than Safe-Dry®

Carpet, rugs, and furniture cleaned the SAFE way hold their clean up to 4x longer, and they dry up to 8xfaster than a steam job would allow. If the result isn't right, our 100% satisfaction guaranteemeans we fix it or you don't pay.

Look at the grout line right in front of the kitchen sink. Now look at one under the lip of the refrigerator, where nobody walks. If the first is charcoal and the second is close to the color it was installed, you're looking at years of mop water. Grout sits a little lower than the tile and it's porous, so every pass with a mop leaves some dirty water in the lines, and the dirt stays there when the floor dries.

The tile face usually comes clean with ordinary mopping. The grout won't, and scrubbing it on your knees with a toothbrush is a miserable way to spend a Saturday. That's the job we take on.

The machine buffer method

Safe-Dry of Chapin cleans tile and grout with a machine buffer. It scrubs across the tile and works down into the grout lines, where a mop never reaches, and lifts the buildup out. Here's the visit:

  1. The tech identifies the tile and grout and walks the floor with you. Problem areas get pointed out, and you get a price.
  2. A pre-treatment goes on to soften grease, soap film, and the gray grime packed into the lines. Kitchens get extra dwell time near the stove.
  3. The buffer goes to work. Brush and pad depend on the tile: firmer for porcelain and ceramic, gentler for travertine, limestone, and marble, with a test in a corner first.
  4. The loosened soil gets picked up and the floor is rinsed without flooding it. Very little water goes down, so it dries quickly and isn't left slick.
  5. You look the floor over with the tech before we pack up.

That's all of it. No harsh acids, and nothing gets painted or coated onto your floor afterward.

Rooms we do

Kitchens and breakfast nooks take the worst of it. After that come bathroom floors, tub surrounds, and shower walls, then halls, entries, mudrooms, and laundry rooms. In lake houses, the tile by the back door, where everybody comes in wet from the dock, is usually the dirtiest floor in the place. We also handle some small commercial work like office break rooms and retail floors.

Showers are their own animal. The grime there is mostly soap scum and body oil, with mildew growing on top of it in the corners and along the bottom row where water sits. Hand tools and the pre-treatment do more of the work on walls than on floors, since a buffer can only reach so far up a tub surround, and the change is just as obvious when we're done. A shower that's been a weekly fight for years usually looks a lot better in one visit.

Before we arrive, clear the floor: rugs, trash cans, pet bowls, the step stool, the small stuff under the kitchen table. That's it. A kitchen and a bathroom together usually take a couple of hours, depending on size and how much buildup there is, and you can walk on the floor shortly after we finish.

A lot of newer Chapin houses went in with wood-look porcelain plank in the main living area. It's tough stuff, and the tile itself hardly ever stains. The thin grout lines between the planks are another matter. They go gray fast in front of the sink and the back door, and since they're narrow, a mop barely touches them. The buffer gets into them the same way it does with a standard 12-inch tile.

Radiant heat under the tile is fine. We use so little water that the system is never at risk.

Why the grout matters

Mostly it's about looks, and we won't pretend otherwise. Dark grout makes a clean kitchen look dirty, and plenty of people have priced out new tile when the old floor only needed a good cleaning. That's the opinion we'd defend hardest on this page: before you tear out a tile floor, have the grout cleaned and then decide.

There's a practical side too. Grout that stays loaded with grime and moisture holds mildew and bacteria, which is why shower grout grows those black spots. The pre-treatment and buffer take most of that out of the surface and pores. If black spots come back within a few weeks, there may be water getting behind the tile, and that's worth having a contractor look at.

We'll also be straight about what cleaning can't fix. Cracked or missing grout, loose tiles, and marble etched by acidic cleaners need repair work. Grout stained all the way through may lighten without going back to its original shade. The tech will show you any of that before starting.

Keeping it clean afterward

Wipe spills quickly, especially coffee, wine, and anything greasy. Skip bleach and acidic cleaners; they eat at grout and dull some tile. A microfiber mop with a pH-neutral cleaner, wrung out well, does more good than a soaking wet string mop. And change the mop water before it turns gray, since dirty water is what put the grime in the lines to begin with.

Once a year suits most homes. Kitchens and busy bathrooms may want it every six months.
