Four people, two dogs, and a sectional that has been the family's main piece of furniture for six years. That's a typical upholstery job for us, and the sofa usually looks about how you'd guess. Darker on the arms. Shiny where heads rest. A smell nobody in the house notices anymore, though company does.
Safe-Dry of Chapin cleans upholstery in your living room with very little water, so cushions never get soaked and the foam inside stays dry. Most pieces are ready to sit on by evening. The upholstery coupon knocks $25 off.
What we'll clean
Sofas and sectionals, loveseats, recliners, ottomans and benches, dining chairs, headboards, mattresses, office chairs, and the patio cushions that spent a season on a screened porch above the lake. Fabrics include microfiber, cotton, linen, wool blends, and most synthetics. Some treated leathers can be cleaned and conditioned too. Ask the technician, since it depends on the finish.
Mattresses deserve a word. Nobody thinks about them until a kid gets sick or the dog has an accident on the bed, and then it's urgent. A mattress gets the same low-water clean, plus the enzyme if urine is involved, and it's ready for sheets that night. Headboards with fabric panels, the ones that collect hair oil right where everybody leans back to read, clean up well in the same visit.
Dining chairs are the other sleeper. Eight seats that have taken years of spaghetti sauce and sticky toddler hands can look brand new in less time than you'd guess, and they're often the cheapest win in the house.
Porch and patio cushions are a summer staple at the lake, and they take a beating: sunscreen, pollen, wet towels, and the occasional spilled drink left to bake in the August sun. They're usually acrylic or polyester outdoor fabric, which cleans up well. Mildew spots that have grown into the foam take more than one try, and some won't fully come out.
Read the tag first
Most upholstered furniture has a cleaning code under a cushion or on the deck. W means water-based cleaners are fine. S means solvent only. W/S means either one. X means vacuum it and leave it alone.
We check every piece and test the fabric in a hidden spot before cleaning anything. If the right call is to skip a chair, we'll say so and skip it.
That one habit prevents most of the disasters people get from rental machines: water rings on velvet, brown edges on cotton, microfiber that dries stiff and blotchy.
One more warning while we're on tags. Zippered cushion covers look like an invitation to toss them in the washer. Please resist. Most shrink a little, enough that they never zip back over the foam, and the washed covers come out a different shade than the arms and back of the sofa.
The visit
The tech identifies the fabric, checks the colors, and notes stains and pet spots, and you get the price. A gentle, non-toxic pre-treatment goes on next to loosen body oil, food, and the general grime that builds up on arms and headrests.
The main clean lifts that soil and the allergens with it, using just a light touch of moisture. Pet and food smells get treated where they start, and an accident on a cushion gets the same enzyme we use on carpet. If you want it, a fabric protector goes on last so the next spill beads up long enough to blot. Before leaving, the tech goes over each piece with you. Something not right? It gets handled before the van pulls out.
How long until you can sit down
Thin fabric is often dry within the hour. Thick cushions on a muggy day can take a few. Ceiling fans and the AC speed it along, and you'll be on the couch for the evening news.
Why bother
Furniture is a filter you sit on. Skin oil, pet dander, dust, and crumbs work into the weave, and the oil in particular breaks fibers down over time, which is why the arms of a sofa wear out first. Cleaning it out makes the fabric softer and keeps it going longer. It also takes away a surprising share of the house smell that guests pick up and you've stopped noticing.
A cleaning every 12 to 18 months suits most households. Go sooner if a pet sleeps on the couch, if someone has allergies, or if the sofa lives at a lake house where people sit down in damp swimsuits all summer. That last one is more common than you'd think, and it's the quickest route to a musty cushion.
Not everything comes out. Sun fading on the side that faces the window is permanent, and so is fabric that's been worn shiny and thin. Ink and dye transfer from new jeans can lighten a lot without fully disappearing. You'll hear about any of that during the walk-through, not after.
Pair it with something
Lots of people do the sofa and the rug in front of it on one trip, or add a chair or two to a carpet cleaning appointment. Rugs are covered on our area rug cleaning page. If the real problem is a dog or cat, read how our pet urine treatment works first so you know what the enzyme can and can't do.
